He said the NIESV had sent out proposals to the Federal Government to look at housing as a total programme beyond the input of the private sector.

“The government must be involved in two key areas: social and investment housing that will incorporate everyone,” the NIESV president said.

“The Nigerian government should take a cue from Singapore; there should be a scheme to produce flats on a continuous basis yearly,” he added.

According to him, once the government begins massive construction of houses, jobs will also be created for the youth.

Patunola-Ajayi said that the institution aimed to take proactive steps on building membership, improving professional practice and public perception of the profession, and building on international affiliations in the next two years.

He said, “Membership of the institution is just about 5,000 compared to the population of the country; so, we are looking at creating awareness for members to register and come in to practise.

“We are also setting a higher standard to ensure quality; so, members will go through a modern technology-based procedure. We also want to intensify disciplinary measures so as to protect the profession’s image.”

He also said that the institution planned to train more real estate agents under the auspices of the Association of Estate Agents in Nigeria, which the NIESV created about two years ago to check quackery.

“The AEAN is one of the best things to have happened to estate agency and we are working in phases to improve their activities. Presently, we are doing prequalification of members,” Patunola-Ajayi said.

Based on my experience with social networks, I discovered that social media are a very powerful tool not for sourcing for leads but for lead follow-up and so far it has worked wonders for me.

My strategy for using social media

Immediately I receive a new lead I will search for the lead on any of the three social media sites I mentioned above, if I find them on any of the three social networking sites I will send them a friend request and if they accept my request I will move on to the next stage. But before I send them a friend request, I make sure that I have built a rapport with them through phone call or email. That way the rate of request that would be turned town will considerably reduce.

How to engage or follow-up leads on social media

1. To share new listings: Take note don’t over do this because if you do, you may be removed from their friends list.

2. Share new blog post

3. Share relevant news regarding your town or niche

4. Share pictures of beautiful location, ongoing works and others

5. Comment on there post or pictures: This is one of the best way to catch their attention

6. Send your greetings on special occasion: Another powerful way to catch their attention and make them feel you are not only interested in selling them properties but you actually care about their well-being and that will put you in there mind all the time.

Participants at a one-day management retreat of the FHA, who made the call, also urged the government to transform the organisation into a housing regulatory agency for a better control of the sector.

A communiqué issued at the end of the retreat stated that the participants believed that the transformation of the agency would enable it to make better impact as the government’s foremost housing agency.

“Participants noted that the proposed private sector-driven Federal Housing Corporation, which the Bureau of Public Enterprises’ reform document recommended for incorporation as the successor entity to the FHA should inherit the commercial housing component of the authority’s mandate,” the communiqué read in part.

It added that the retreat was declared open by the Minister of Lands, Housing and Urban Development, Mrs. Akon Eyakenyi.

Participants, according to the communiqué, were drawn from the FHA’s technical board, interim management team and other stakeholder groups, who recommended that the reform document should be realigned to meet with current realities in the country’s housing sector.

“The government needs to provide adequate financial empowerment for the FHA to enable it deliver on its responsibilities as enunciated in the social housing component of the reform package,” the communiqué stated.

It also noted that the 18-month tenure given to the interim management team was inadequate and called for the upgrade of the current interim structure to a full tenure of four years to enable the management pursue reform processes.

The communiqué read in part, “While noting that the government was not contemplating the privatisation of the FHA, the participants said the restructuring and commercialisation of the agency deserved the support of all stakeholders. The reform of the FHA for effective housing delivery is an imperative action.”

According to the communiqué, participants also commended President Goodluck Jonathan for approving the restructuring and commercialisation of the FHA and also called attention to the misalignment between population growth and the nation’s urban development.

They also called for the prioritisation of the provision of social and affordable housing in the country.
