Real estate development firm, Ifitech and Associates Limited, says it plans to deliver about 2,000 housing units across the country by 2017.

The firm disclosed the plan during a meeting to unveil its estates in Lagos, Imo and Enugu states.

The Chief Executive Officer, Ifitech and Associates, Mr. Ifeanyi Isaac, said since its incorporation in 2008, the company had aimed to provide affordable and low-cost housing for Nigerians in the most convenient way.

He said, “To achieve this objective, over the last eight years, we have dedicated ourselves to acquiring land in three states in Nigeria, namely Lagos, Enugu and Imo. In Lagos, at Ibeju-lekki to be precise, we currently have six schemes; in Imo State, we have two schemes; and in Enugu, we have one scheme. All these schemes come under the name: ‘Westpoint Gardens and Solid Base Gardens Estates.

“Since we target prospective landlords in the lowest end of the property ladder, or those who are considered to be low-income earners, the prices of plots in our estates are very low and affordable. Our most expensive estates are the ones in the Ibeju-Lekki axis near the Dangote Refinery, Lekki Free Trade Zone and other upcoming landmark projects in Lagos.”

According to him, to ensure that the objectives of the firm are achieved, payment for plots in all the company’s estates have been structured to run over a period of six to 12 months, while buyers who pay outright are able to buy at cheaper rates.

Isaac added, “We currently have over 2,000 subscribers and they have all started to build their own houses, adding to the ones the firm is building and selling to those who may not want to go through the rigours of starting from land ownership. We hope that by the end of 2017, we would have been able to deliver a minimum of 2,000 housing units and that by 2020, we would have been able to deliver over 10,000 housing units.

“We are determined and we already have more than 200 personnel helping to push this ambition. We understand the challenges in the economy but with determination, we will surely get there.”

Isaac noted that despite targeting low-income earners, the firm would ensure that residents of its estates had access to top-notch infrastructure.

“All our estates currently have perimeter fencing with road networks, drainage system, water, security, play areas for family and shopping centres. We are hoping to create estates that will function with a communal lifestyle, where people will live in peace and harmony irrespective of religion or ethnicity,” he added.

The Cross River State Government has concluded plans with Irish investors to build 5,000 units of modular homes across the state.

This is coming barely two week after the state governor, Prof. Ben Ayade, led a trade delegation to the Republic of Ireland.

The property developers from Ireland arrived in Calabar last week to seal the housing deal.

Already, modalities have been worked out between the Cross River State Government and an Irish building firm, Affordable Building Concept International, to build affordable houses across the state in an effort to develop new cities.

The state governor, while receiving the team, said that the meeting was a continuation of an earlier discussion held in Dublin on the plans by his administration to provide affordable and comfortable shelter for the poor in the state.

Ayade, who reiterated his passion for the scheme, said, “There is no amount of value you can give to mankind that will be enough if he is dehumanised by lack of shelter.

“The investors will come with their technology and expertise and set up a factory where low cost housing will be designed and the houses set up in less than three days.”

He further explained that the houses would be in three categories to cater for the needs and tastes of the people who would key into the ambition of the government to create a new city in each local government area, while that of Calabar would be called ‘Calas Vegas’.

Ayade said that the investors would be mindful of the natural endowment of the environment where the houses would be located.

Earlier, the leader and Chairman of Affordable Building Concept International, Mr. Desmond Cullinane, had said their visit was a continuation of an earlier one made by Governor Ayade to Dublin.

The Trade Union Congress, in partnership with a private developer, Rock of Ages Properties Limited, has unveiled plans to develop 100,000 housing units for members of the union across the country.

The President, TUC, Mr. Bala Kaigama, said the initiative was motivated by the need to provide affordable houses for the members.

A statement made available by Rock of Ages stated that Kaigama spoke during the inspection of the first cluster of 5,000 houses in the Rock City Estate, Lugbe, Abuja.

Kaigama was quoted as saying that the project would be supported by the Federal Mortgage Bank of Nigeria and that members of the public who subscribed to the National Housing Fund could also benefit.

“We have taken up the challenge of providing affordable houses for our members. We are witnessing the ground-breaking of the first phase, which is going to cover 5,000 houses until we move to other phases. It was a promise during my campaign for the leadership of the TUC,” he said.

According to the statement, the proposed housing units include two and three-bedroom apartments, three and four-bedroom terrace duplexes as well as four-bedroom semi-detached duplexes and five-bedroom fully detached duplexes.

The Executive Director, Rock of Ages Properties Limited, Mr. Adike Chux, noted that the housing scheme was designed to bypass the traditional method of saving up millions of naira before one could buy a house.

“With your equity contribution of between 20 and 30 per cent, depending on the house type and price, you can move into your house and the balance paid over 30 years via mortgage,” he was quoted as saying.

Chux added that private business owners who did not subscribe to the NHF could also contribute between 30 per cent and 40 per cent equity and pay the balance in one to three years.

According to the statement, the first phase of the project, which will cover 100 hectares of land out of the 443 hectares allocated for the purpose, is expected to be completed in the next 12 months.
