The developer of the N5bn Green City Estate, Calabar says a platform has been opened for investors to be part of the project in a bid to upgrade it to acceptable global green city standard.

The Project Supervisor, Green City Estate, Mr. Felix Adeduro, said the investment in plural development of the city would generate employment as well as returns on investment.

The Green City Estate is a luxury development expected to have 406 buildings of four-bedroomed duplexes, three-bedroomed apartments and two-bedroomed units, with modern infrastructure estimated to cost N400m.

Adeduro said, “Calabar, the metropolitan host of the city, is one of the fastest emerging cities in the world. Key landmark facilities and tourist destinations in the host state include the Tinapa Business and Tourist Resort, the globally acclaimed Obudu Cattle Ranch, the first and only cable car facility in Nigeria, the Kwa Falls, the Agbokim Waterfalls and Reserves, Margaret Ekpo International Airport and the Mary Slessor Square, among others.

“More importantly, Calabar is projected to witness huge inflow of skilled people resulting from the change mantra of Nigeria’s new government. The bombardment of investments expected with the new administration in the state has opened up the metropolis’ development, attracting huge investments in infrastructure, tourism, hospitality, aviation, ports and sea transportation, tertiary education, oil and gas, and health facilities.”

He said Calabar had become a global investors’ destination, while the Green City Estate offered investors in real estate, commercial stores, events and entertainment centres, hospitality, staff housing scheme, student hostels and independent rental homes opportunities to reap financial returns from minimum investments.

“On completion, the Green City will be providing about 500 employment opportunities to skilled job seekers and over 1,000 openings for unskilled workers. Investors are now being listed for participation in the provision of various facilities as well as development of future houses in the city,” he said.

The President, Association of Nigerian Architectural Professionals, Dr. Olusegun Idowu, has urged the federal and state governments as well as building institutions and individuals to adopt green house strategy to reduce the housing deficit in the country.

He stated that this would protect and preserve the environment and make it more conducive for habitation for human beings and other creatures.

He spoke during ANAP’s summit in Ilorin on Saturday.

Idowu said, “I will support 100 per cent the adoption of green architecture in Federal Government housing schemes and indeed, all projects that have to do with building.

“Members of the profession should support that 100 per cent too; in fact, the profession is not just to support, it should encourage and advocate that green architecture should be the in thing.”

He stated that like in some other professions, there is the challenge of quackery in the architectural profession in the country.

According to him, many people have not seen their practice as a way of engendering professionalism; some view it as a way of grabbing as much as they can.

He also said that architects should not be held responsible for building collapse in the country.

He stated that the structural stability of a building is the responsibility of the structural engineer.

“However, there is also what we call architectural failure in which case a building or structure will be standing but not functioning the way it should function. It may be standing offensively to the eye. Such building may eventually lead to structural failure and affect the wall.

“If some architectural failures are not addressed, they can lead progressively to building collapse,” Idowu said
