How to build a house in Lagos Nigeria is very much similar to how to build a house anywhere in Nigeria or anywhere in the world.

Obviously, there will be slight differences in building procedures and laws from state to state and country to country. But the fundamentals stay the same.

So, how do you build a house in Lagos Nigeria?

It’s pretty straightforward. Just follow the steps below.

The Process To Build A House

The first thing to do when contemplating building a house is to develop the house plans using the services of a qualified architect.

When you have a concrete drawn-up plan showing the type, size, and nature of the building you want, it is then easy to make other related decisions.

The second step in this how to build a house guide is . . . cost estimation or cost evaluation.

When you estimate and analyze the cost of building a house as per the house plan you developed, you may discover that . . .

you have enough funds to complete the project or the cost is far above your financial capabilityIf the building costs prove to be beyond your capability, then you need to revise your building plan. The third step in how to build a house in Nigeria is to secure or buy the land required for the building project. Thereafter, you secure building plan approval from the town planning authority.A note of caution.

Please do due diligence when buying land because all your building efforts may turn out to be in vain if you buy land in a location that is under government acquisition or where certain types of buildings are not allowed.

In step four you decide what kind of building you want . . . prefab buildings or block buildings that you start from scratch. This decision will affect or decide the sequence of steps that follow because block work is a different ball-game from prefabricated buildings (or prefab homes).

This effectively covers the preliminaries.

Once the basics are covered as discussed above, you then go ahead
and . . .

source building materials
Start the building construction
Go ahead with the fence building
Start the building foundation
Erect the building (block work)
Deck the building including building of the stairs
Complete the roof work (aluminum roofing or otherwise)
Install windows and doors
Complete the painting of the house
. . . and give the house exquisite finishing with the latest fittings and furnishing (or to your taste, modern or otherwise).

Note that if you engage the services of building contractors, you save yourself the hassles associated with being present for the entire building process.

This how to build a house guide has condensed the process involved in building your own home. However, I must mention that building your own home all by yourself is tough work.

The truth is . . . outsourcing the building project to a qualified and experienced building contractor is the smart thing to do. It saves you a lot of trouble and may actually result in you having a building that is both structurally sound and beautifully finished.

Nevertheless, if you cannot afford the charges of a building engineer, you should at least employ the services of a site supervisor to keep track of the pace of work, material usage rate, and quality of work being done.

You’re spending a lot of hard-earned money on this building project. Paying a little extra to ensure you get value for your money is not asking too much.

How to sell your house in Lagos Nigeria – This house selling guide provides free home selling tips from an experienced Nigeria real estate agent.

The purpose of this home selling guide is to provide you, the home owner, a simple and practical how to sell your house guide that can help you sell your house fast.

The idea to put together this guide was born as a result of my interaction with property owners who are anxious to sell their homes as fast as possible.
Home owners who want to sell their homes come to me and say, “I want you to please sell my house fast. I need the money urgently”.

Some others don’t want to use a real estate agent so that they can act as an agent and keep the estate commission to themselves. So they go online, signup with an online discussion board or real estate forum and begin to ask folks in the forum the simple question, “I want to sell my house myself. How do I go about it?”

This how to sell your house guide is for you whether you’re a home owner who appreciate the role of real estate agents (and so want to engage an agent to sell your house) or whether you’re a lone ranger who simply want to do it yourself.

Use the free home selling tips below to put your house in the front burner and position yourself to sell your house fast.

Free House Selling Tips

Tip 1: Know The Value of Your House

One of the first thing to know about your house is the worth or market value of your house.
Why is this important?

Well, at the very least, it will prevent you from having false expectations about the true worth of your house.

Property owners come to me and tell me they want to sell their house. When I ask them the price they wish to sell, many of them call a ridiculously high value.

I understand their feelings. They want to sell as high as possible so they can make as big a profit as possible.

On the other hand, home buyers want to buy as low as possible so that the payback period will be low. And when the payback period is low, they recoup their investment fast and can get a higher return on their real estate investment.

You see, everyone wants to protect his or her interest.

Bottom line.

If your sale price is too high, your property will stay longer in the market. Therefore, the very first step in this how to sell your house guide is this . . . know the value of your house.

How do you do that?

You can either call a property valuation expert or a property appraiser to conduct a real estate appraisal or you can use the most recent sale price of similar properties in your area as a benchmark.

Tip 2: Engage A Real Estate Agent
The second thing to do is to engage the services of a real estate agent.

Let’s face it.

Nigeria real estate agents are in the business of selling and renting properties. And they do this everyday. Therefore there is a likelihood that they will help sell your property faster than you can on your own because they meet more people who are ready to buy . . . people already in the “buy mode”

Tip 3: Make Your House Sellable

Here’s the third secret to selling a property fast in this how to sell your house guide:

Make your house sellable.

What does that mean?

It means that you should prepare the house to have greater value in the eyes of the potential buyer. Read the sell my property fast section for more details about how to do this.

Tip 4: Make Room For Negotiation

Most home owners already have a price they wish to sell their property even before approaching the real estate agent. Some of them don’t care what market conditions are. They believe they can sell at the price they wish to sell if the estate agent will just believe it can be done.

But suppose you then find a client willing to pay cash but is offer is one million Naira less than what you have in mind. Will you be prepared to bend backwards a little?

Well, it’s up to you what you do. It’s your house remember?

Tip 5: Close The Sale

When it’s time to close the sale and collect your money, please do.

Some people are emotionally attached to their house. In such instances, even after the potential buyer has done all that is required and is ready to pay, the home owner may still want to delay the transaction just a little bit more wondering if selling this house is the right thing to do.

Unfortunately, some home owners have lost good money as a result of that.

My advice?

It’s good to look back before making the final decision to sell off. But once that decision has been made because you need to invest somewhere else or you’re broke, then collect your money and get it over with.

Don’t let the emotions kill you!

P.S: The information in this how to sell your house guide is not legal advice. Consult your real estate attorney for legal advice.

House plans Lagos Nigeria – A lot of Nigerians start building their homes without valid house plans. Many home owners simply call a brick layer or mason, describe how they want the house, and then commission him to start building . . . even without a documented building plan.

For those who understand the value of a building plan, they opt to contract a draftsman instead of a licensed architect for their building plan. And immediately the draftsman complete the drawings they start building. Many don’t bother to submit the building plan to the town planning authority to get approval before building construction.

The end result?

You find many Nigeria real estate homes, even those with building plans, marked red by the Lagos state government for lack of compliance to the building code.

If the Lagos state government were to embark on mass demolition of buildings that do not comply with the Lagos state building code, majority of buildings, especially in the mainland areas of Lagos, will go down. The tears and pain will be just too much to bear.

When you’re ready to build your own home, please do it right. Engage the services of an architect even though it cost a bit more than what draftsmen charge.

A licensed and experienced architect knows the Lagos building code pretty well. And so, he will comply with this when designing your home.
There is another advantage associated with using a licensed architect.

With a licensed architect you increase your chances of getting approval faster when your house plan comes up for review and approval at the offices of the town planning authority. That means less waiting and less hassles for you.

So, how would you like to do this?

Do you want to build a big house – or even a small house – today in a hurry and then see it demolished someday because you do not have approved building plan, when a radical governor ascends the government office?

Or would you rather follow the right defined and legal process and get an approved building plan that secures your Nigeria real estate?

The choice is yours to make.

My advice?

It is always better to play by the rules. The truth is always the truth . . . even a thousand years from today.

So, do it right. Engage the services of a licensed architect in Lagos Nigeria. And build a home you can be truly proud of.
