The Real Estate Developers Association of Nigeria, South West Zone, says it is ready to collaborate with the government to provide affordable houses and improve the economic situation of the country.

The Chairman, South West, REDAN, Mr. Taiwo Ogunbodede, said during a one-day seminar by the association that the collaboration had become necessary in the face of current economic realities.

The seminar had as its theme: ‘Out-selling in recessed economy and effective tax management in the real estate industry’.

Ogunbodede said the move would help in repositioning and revamping the economy, and also provide employment.

“We are more than ever before poised to collaborate with the government, while we call for timely processing of our permits and approvals to enable us continue to build affordable houses for the citizenry. We also appeal that the government should collaborate with us by making land available to our members, aside giving concessions on land and home transactions,” he said.

A member of the association, Mr. Kennedy Okonkwo, said real estate developers should be more diligent in their service delivery, adding that this would help them to prosper during a period of recession.

“The current recession in the country should not be an excuse for any developer to under-produce or lag behind; rather, developers should seize this period to explore every opportunity that will boost their productivity and business,” he said.

Partner, Tax and Regulatory Services, Deloitte Nigeria, Mr. Oluseye Arowolo, advised developers to be tax-complaint.

He said tax remained a major source of revenue for the government, adding that developers should keep accurate records and documentation of all their transactions to avoid over-payment or under-payment of taxes.

Newly appointed minister Babatunde Raji Fashola SAN, already has a laundry list on his agenda to reform the Power, Works and Housing sectors. Many experts are eager to see his agenda focus on plans that will tackle the country’s perpetual erratic power supply.

Suggestions from major electricity distribution companies have asserted that the former Lagos state governor should focus his efforts on privatising the Transmission Company of Nigeria (TCN), while blaming the existing power grid for being weak. Internal scuffles within TCN have also been a major source for the stagnation in the development of the country’s power sector.

The President’s attention has also been called to decentralise the three ministries Fashola has been appointed to. Centre for Social Justice (CSJ) propose that appointing added ministers for each sector will serve the country better.

On the housing sector, a 2015 report by leading real estate portal, Lamudi Nigeria, stated that demand for housing in Lagos state far exceeds that of supply. The report, based on data of supply and demand was gathered from almost every neighbourhood in the state in the first quarter of 2015. The report highlights the looming shortage of affordable housing in the state. For example, Lagos Mainland recorded the highest market pressure for housing with demand outstripping supply by 18 times, followed by Surulere (10 times). Further revelations from the report shed light on the crisis of exorbitant housing prices across the state. The average sale price for available property in Lagos Island was N46m per bedroom, more than three times the Lagos median sales price.

Experts on the matter have called for Nigerian mortgage lenders to do more in educating consumers on the available funding options for intending home buyers.  Existing programs such as the Nigerian Mortgage Refinance Corporation (NMRC), act as solutions for the government to curb this problem by offering affordable mortgages to all Nigerians.

In addition, appeals to the newly appointed minister to solve the land grabbers and the infamous omo oni le’s  are a hot topic of discussion for the newly appointed minister. An unpleasant reality to buying land in Nigeria, many Nigerians will be curious to see this issue finally come to an end.

Forthright Properties Limited has announced the conclusion of plans to engage in affordable home provision in order to help reduce the country’s housing deficit.

The Managing Director, Forthright Properties, Mr. Isaac Akintoye, stated this at the inauguration of the sale of Forthright Gardens Annex, a serviced estate in Arepo, Ogun State along the Lagos-Ibadan Expressway.

“We intend to reduce Nigeria’s housing deficit by supporting the government in its effort to provide standard and pocket-friendly housing to Nigerians,” he said.

Akintoye said prospective buyers and investors would be given value for their money with services and facility, including global Certificate of Occupancy, purchase receipt, Deed of Assignment and survey plan as well as security.

According to him, Forthright Gardens Annex is the second phase of the Forthright Gardens project, which recorded a huge success and patronage.

“Forthright Properties Limited has a growing capacity to contribute its quota to meet the housing needs of Nigerians as it is evidently clear that the government alone cannot meet this. To this end, we are promoting construction of more housing units for Nigerians,” he said.
